 Financial and Logistical Information:

Monthly Dues:

The monthly dues for Southbrook are $250 per month.

They are due on the 1st of every month and are considered delinquent after the 15th of the month. The late charge is $25 for the first month and $25 for every month after that until paid.

New owners are expected to pay the first month's dues and a new owner entrance fee of $250, which is non-refundable.

The monthly dues provide for the following services:

All building maintenance, grounds maintenance, road maintenance, city water and sewer, Property Manager and Resident Manager stipends, and other miscellaneous services or costs.

Payment Options:

We use PayHOA for automated payments from your checking or savings account via ACH. Please sign up at  the PayHOA website to set up your account for convenient and secure payments. Many owners take advantage of the bill-pay service of their banks which eliminates the need to send a personal check each month. Make sure to include your unit number in the memo.

Checks may be mailed to Southbrook Condos, 2200 W. Dickerson #83, Bozeman, MT 59718 or place your check in the secure lock box located on the east wall of unit #84 in Southbrook. An envelope is not necessary if you use the lock box. Please make the check out to Southbrook Condo Association. Make sure to include your unit number in the memo.

Garbage and Utilities:

To arrange for trash pickup call the City of Bozeman at 582-2300 or Allied Waste Service at 586-0606. Northwestern Energy supplies all the electricity and natural gas in the Bozeman area. You can reach them at 888-467-2669. All trash bins should be kept in the garage until the evening or the day of the trash pickup and restored to the garage the day of the pickup.

Insurance:

Each owner is responsible for insuring their own unit. 

Southbrook contracts with HUB International for a Commercial Insurance Policy which covers the buildings, grounds and liability issues.

The cost of the policy for May, 2025 to May, 2026 was $540.00 per unit. That was split across two payments of $270.
For 2026 Payments will be due May 15th and August 15th. The total amount due will be know by May 1st.
