Basic Financial and Logistical Information:
The monthly dues for Southbrook including the Special Assessment for the Road/Street Repaving project are $165 per month, $140 for the monthly dues and $25 for the Special Assessment for the Street Repaving Project.
They are due on the 1st of every month and are considered delinquent on the 16th of the month. The late charge is $25 for the first month and $25 for every month after that until paid.
New owners are expected to pay the first month's dues and Special Assessment of $165, and a New Owner deposit of $140 deposit which is refundable at the time one sells their unit.
The monthly dues provide for the following services:
All building maintenance, grounds maintenance, road maintenance, city water and sewer, Property Manager and Resident Manager stipends, and other miscellaneous services or costs.
Send your dues to:
Southbrook Condos, 2200 W. Dickerson #83, Bozeman, MT 59718 or place your check in the secure lock box located on the east wall of unit #84. An envelope is not necessary.
Many owners take advantage of the bill-pay service of their banks which eliminates the need to send a personal check each month. We are unable to accommodate direct deposits.
Garbage and Utilities:
To arrange for trash pickup call the City of Bozeman at 582-2300 or Allied Waste Service at 586-0606. Northwestern Energy supplies all the electricity and natural gas in the Bozeman area. You can reach them at 888-467-2669.
Each owner is responsible for insuring their own unit.
Southbrook contracts with HUB International for a Commercial Insurance Policy which covers the buildings, grounds and liability issues. The cost of the policy for May, 2021 to May, 2022 is $31,152.00 which divided among the 88 owners equals $354 per year.
